Maravisa

Maravisa urbanization of La Pobla de Vallbona is located in the eastern part of town, near the town of L’Eliana but bordering San Antonio de Benageber and Bétera. The main entrance to this urbanization is the CV-35 at exits 16 and 17AB, on the north side of the road. Maravisa urbanization is on the north side of the CV-35 motorway linking Valencia Lliria, in front of El Osito L’Eliana. The Maravisa urbanization is one of many we have in this area, but in general, this whole area is known by the name of Maravisa and therefore here we include all of them in this section.

Artículo 35 Parámetros de la Edificación

  • Modo de Ordenación: Edificación Aislada en Parcela.
  • Edificaciones Auxiliares: Se admite la disposición de Edificación Auxiliar.
    Cuando se implante el Uso Dominante, Vivienda Unifamiliar Aislada, la
    Edificación Auxiliar cerrada se destinará al alojamiento de los Usos
    Detallados Garage, Paellero ó Barbacoa, Piscina, u otros del mismo
    carácter a-exiliar. Se prohíbe la implantación del Uso Detallado Frontón.
  • Coeficiente de Edificabilidad Neta: 0,35 m2t/m2
  • Coeficiente de Ocupación: 35 %, conforme a las siguientes reglas
    Edificación Principal: 25 %.
    Edificación Auxiliar: 10 %
  • Número Máximo de Plantas: Dos (2)
  • Altura Total:
    Edificación Principal: 10,00 m.
    Edificación Auxiliar: 4,00 m.
  • Cubiertas Inclinadas: Podrán disponerse cubiertas inclinadas con arreglo
    a las reglas que se determinan en el artículo 37 de la Ordenanzas
    Municipales de Policía de la Edificación.
    Los espacios resultantes entre el forjado de techo de la última planta y la
    cubierta podrán ser aprovechados conforme a lo previsto en el mismo
    artículo
  • Retranqueos Mínimos:
    A.- De la Edificación Principal:
    Con respecto a las Alineaciones de Vial: 5,00 m.
    Con respecto a los otros lindes de la Parcela: 3,00 m
    B.- De la Edificación Auxiliar no destinada a Piscina o Frontón:
    Con respecto a las Alineaciones de Vial: 3,50 m.
    Con respecto a otros lindes de la parcela: 2,00 m., excepto los
    paelleros y depósitos de instalaciones, que podrán adosarse a la
    medianera siempre que se mantenga la distancia a las
    alineaciones de vial.

    The option to use the Metro to access Valencia is a bit far, but still has the bus line passing through the CV-35 Valencia and connects with this urbanization of La Pobla at least half an hour.
